Orchard Creek 2024 Owner's Meeting was Tuesday, October 15th @ 7 pm, held at the Orem Family Fitness Center East Multipurpose room, 575 East Center Street in Orem.

New Declaration of Covenants, Conditions and Restrictions (CC&R's) have now been adopted for Owners of the Orchard Creek Village Association

In October 2024, a new set of CC&R's brought-up to current state law were presented to the Owners of the Orchard Creek Village Condominiums, and crossed the 67% (69.1%) thresh hold for adoption, voted-on by the Owners. Orchard Creek Village - Community Rules & Regulations - updated October 2023 


 • This is a SMOKE FREE complex. Smoking is prohibited inside units and outside in all common areas (including the street & sidewalk of 600 South which is owned by the HOA). With the support of the Utah Clean Air Act, the Covenants prohibit smoking.


. • Alcoholic beverages are not permitted in any common area at any time.


 • Assigned covered parking is provided. Additional parking is available for residents and guests on a first-come basis. All vehicles, both in covered and uncovered parking must be currently licensed and road worthy or they will be towed. Vehicles left over 72 hours are considered abandoned and will be towed at the owner’s expense. Vehicles parked in red curb areas will be towed immediately.


 • Breezeways are to be kept clean and clear of toys, strollers, potted plants, garbage and clutter, etc. Door decorating is allowed in season only. No furniture is allowed. These are common areas and must be kept clean and accessible for emergency services.


 • Bicycles are to be kept in bike racks only and not chained to the stairwells.


 • Cooking is prohibited in the breezeways or on the grounds, with the exception of in the Pavillion. Grills must be carefully used and under adult supervision.


No exterior alterations may be made to the building without written permission from the HOA. This includes satellite dishes, cables for dishes and/or internet, etc. Cables are not to be run along the outside of the buildings, and no holes are to be drilled in the siding. With new gutters and age of the buildings, No New Satellite or data dish installations will be permitted. Any variance requires written Board Approval. A fine of $1000 will be assessed for any new satellite dish installation, and the dish will be removed, and repairs made at the owner’s expense. Xfinity Cable connections are in the attic to every unit, and Utopia Fiber Optic Cable has been wired for the Orchard Creek Community. Window mounted air conditioners/coolers are prohibited. All unauthorized changes will be corrected at the owner’s expense.


 • Dumpsters are for household trash only. Disposal of furniture, appliances, or any other large item is prohibited, a fine of $300 will be assessed for each infraction. Crush household garbage and break-down boxes as much as possible. If the dumpster is full, use another one. There are eight dumpsters on the property. Please report infractions or illegal dumping to the property manager.


 • Pavillion, Playground and Tennis Court are to be shared with other tenants on a first come basis. Please clean up after your event and place all trash in the dumpster.


 • Pets are allowed only if you are a homeowner or your landlord has given you written permission. No more than two pets per condo is allowed. All pets must be on a leash when outside your condo and not show any aggressive behavior, the owner must pick up pet feces immediately per Orem City ordinance. 


 • Mutual respect between residents is expected. Sound levels are to be kept low inside and outside of units and in vehicles. Fines may be levied if complaints are made & verified. Please report any dangerous or illegal activities to the Orem Police dept.


 • Auto mechanics and building projects are prohibited in all areas.This includes carports and parking stalls throughout the property.


 • Orchard Creek Village is Zoned for single family dwellings, meaning that only one household is allowed per individual unit. Multiple families are prohibited by city ordinance to occupy any unit in the association. Violations will be reported to Orem City and owners will be fined by the Association.


 • All fines levied will be charged to the owners of condo units in violation and must be paid by the owners. Except as noted, all fines are: #1- Warning, #2- 1st violation, $75 fine. #3- 2nd violation, $150 fine. Repeat violations may cause an eviction of renter or legal action towards the homeowner.
